Concrete coatings

Residential Concrete Coatings

Concrete around a house takes more abuse than people expect. Garages take hot tires and oil, patios take sun and standing water, pool decks take chlorine and bare feet. Each of those wants a different system.

  • Garages, patios, pool decks, basements and interior slabs
  • Slip-resistant texture where the floor gets wet
  • UV-stable topcoats for anything outdoors
  • Color and finish chosen to match the house, not a catalog

Coatings bond, paint does not

Concrete paint sits on the surface and wears off in traffic patterns. An epoxy or polyaspartic system bonds chemically into prepared concrete and becomes part of the slab, which is why it survives hot tires and hose-down cleaning.

The practical difference shows up in year two. Paint is patchy and peeling in the tire paths. A bonded system still looks like the day it was installed, and it sweeps clean instead of holding dust.

What homeowners actually get out of it

Stain resistance is the headline: oil, brake fluid, fertilizer, pool chemicals and yard runoff wipe up instead of soaking in. Dusting stops, which matters if the garage shares a wall with living space.

A light-colored flake system also reflects a surprising amount of light, so a dim garage becomes usable as a workshop. And where the floor gets wet, we broadcast anti-slip aggregate into the topcoat so a wet pool deck is not a hazard.

How the job runs

Start to finish

Inspect

We look at slab age, cracks, previous coatings and moisture, and tell you honestly what the floor needs.

Grind and repair

Mechanical grinding across the whole slab, then cracks and spalled edges filled and ground flush.

Base and broadcast

Primer and base coat, then flake, quartz or pigment broadcast to the finish you chose.

Topcoat and walk it

Clear or tinted topcoat, then a walkthrough with cure times for foot traffic and vehicles.

Applications

Where this system makes sense

Garage floors

Hot tire resistant, oil resistant, and bright enough to actually work in.

Patios and porches

UV-stable systems that do not chalk out under East Texas sun, with anti-slip texture as standard.

Pool decks

Chlorine resistant, slip resistant, and cooler underfoot than bare dark concrete.

Basements and interior slabs

Non-porous and easy to clean, without carpet trapping moisture.

Workshops and hobby spaces

Chemical and impact resistance for the spaces where the actual work happens.

Laundry and mud rooms

Seamless floors that handle water and mud without grout lines to scrub.

Questions

Before you book this one

Will a coating hide cracks in my slab?

No, and any company that says it will is setting you up. Cracks get routed, filled and ground flush during prep. An uncorrected crack will telegraph through any coating within a season.

Can you coat a patio that gets full sun?

Yes, with a UV-stable topcoat. Standard epoxy will amber in direct sun, so anything outdoors gets a polyaspartic or polyurethane clear coat over it.

How do I clean it?

Dust mop or blow it out, then mop with a pH-neutral cleaner when it needs it. No wax, no harsh chemicals, no abrasive pads. We leave written care instructions at the walkthrough.

Does it add value to the house?

A finished garage floor shows well and it is one of the cheaper visible upgrades on a house. We will not promise a resale number, but buyers notice it.
